A note from the founder

Olivier A. — CPA & founder, Cazavera

I built Cazavera because I got frustrated watching property managers struggle with the basics — and then hand me a mess of records at the end of the year that I had to untangle myself.

I own a few rental properties. For a while, I paid a property manager. And for a while, I told myself it was worth it — that the significant cut of rental income they took off the top bought me peace of mind. But what I kept seeing was late responses to tenants, missed maintenance calls, receipts that never got filed, and year-end reports that looked like they were put together the night before tax time.

I’m a CPA. I know what clean records look like. And I kept thinking: why is this so hard? I have two or three properties. I’m a capable person. Why do I need to pay someone a significant cut of my income to do something I could handle myself — if I just had the right tools?

So I built those tools.

Cazavera is for the self-managing landlord. The person who owns one property or five and wants to stay in control of their finances without becoming a bookkeeper. The adult child managing properties left behind by a parent. The person with a side hustle in real estate who wants visibility without the overhead of a property manager or a complicated accounting system.

I designed the workflows myself — how income gets recorded, how expenses get categorized, how repairs get separated from improvements — because I know what your accountant is going to ask for in April. The goal was to make it so that when tax time comes, you already have everything organized. No scrambling. No missing receipts. Just clean records.

But Cazavera isn’t just about finances. It’s about being a confident, informed owner. Knowing the model number of your water heater before it fails. Having your painter’s number and the exact paint colors on file so a refresh is one text away. Knowing your trusted neighbors who keep an eye on things. Having your go-to plumber, electrician, and handyman at your fingertips when something goes wrong at midnight.

Property managers charge you for convenience. Cazavera gives you that same convenience — at a fraction of the cost, and with your name on the account.
